Selling

Selecting a seller's agent

Ethics above all else

MY GOAL

To help you sell your home with minimal stress, at the highest possible price, and under the best possible terms.

SELLER AGENCY

As a seller's agent, I am going to represent your interests. Not the buyer's. And often not my own. I have a fiduciary responsibility to protect your interests, and if you use me, that is what you can expect, and that is what you will get.
  • Confidentiality
The goal is to sell your home for the highest possible price. Confidentiality is an important component of achieving that goal. If a seller, or his agent, has any knowledge about your situation, they will use it to their advantage. For example, if you have any sort of inflexible time frame, it might be tempting to make a lower offer on your home because you "have to sell soon". If you are being relocated and you have a relocation package, that often means you may be receiving a buyout from your company. Relocation buyouts are typically at the low end of the market. Buyers that know you are "relocation" may try to make a lower offer since they only have to do better than the buyout to be attractive to you.

So, as your agent, I reveal nothing to anyone. Not to buyers, other agents, even agents in my own office. Your business is your business, and only your business.
  • Expert pricing
As well as being a real estate agent, I am also a professional appraiser. When you are ready to put your home on the market, I will provide a detailed written pricing plan that will show you how much you can expect to receive for your home, and WHY. Information is power. We will look at your home the same way a buyer will, using the same data on closed sales, homes under contract, and active listings.
  • Aggressive marketing
When we put your home on the market, it is going up against other homes. Buyers can select from several different options, including ours. The goal? Get them into your home! You cannot make a buyer like your home or make an offer on your home, but neither of those things will ever happen unless we get them INSIDE. To accomplish that, I use all the state-of-the-art marketing tools avaiable, including:

- Professional photography
- Matterport 3D walk-through virtual tours
- Interactive online floor plan
- Drone videography of your home and yard
- Drone videography of the neighborhood
- Custom house website
- Professional glossy brochures
- Just-listed mailing
- 6 open houses
- Online exposure on all the websites: Zillow, Realtor.com, the MLS, and more.
  • Detailed transaction management
Once we have a contract, there are a million details to follow through on, and they must be accomplished on a timely basis. Including verifying buyer deposits, scheduling the home inspection, addressing home inspection issues, verifying financing details leading to the mortgage commitment, addressing issues with the town such as Certicate of Occupancy, closing out open permits, fire inspection, etc., dealing with the appraiser and making sure he or she has all the available market data, meeting contractors or repairmen at your home if you can't be there. Shuttling documents and lawyer requests. Plus many other oddball things that always happen during a home sale. I'll be there to handle it all!

MY PHILOSOPHY

Each agency is entered into as a partnership. My number one concern is to be a key member of your team during the marketing and sale of your home.

SELLER FAQ

Q:How long have you been in the business?
A: Since 1986. I started as an appraiser, and expanded to being a real estate agent in 2003. I have appraised thousands of homes in northern NJ, New York State, and New York City over the years. Some of my listings and sales are shown on my home page.

Q: What makes you a particular good seller's agent?
A: Knowledge, experience, and attention to detail. Plus spending what it takes to get the best marketing materials and strategies that make your home look better than the other options. From professional photographs and video, top-of-the-line online virtual tours, to drone videography. After being involved in so many transactions over the years, I am aware of all the common pitfalls and traps. Especially with respect tomeeting transaction deadlines, making sure all the parties involved have what they need and when they need it. Selling a home is like riding on the back of a rodeo horse. My job is to stay on the horse and get us to the closing table!

Q: Where do you work as a seller's agent?
A: Morris County, primarily Roxbury Twp, Randolph Twp, Mount Arlington, Jefferson Twp, and Denville. I can also work in other counties depending upon your needs, but I really try to concentrate on areas I know well.

Q: Who do you represent in a real estate transaction?
A: As a seller's agent I represent you, and only you. I avoid dual agency wherever possible because it is not possible to represent both sides of a real estate transaction and remain an advocate for each party's interests. Sometimes it is unavoidable, but I try to stay away from it.
