As a seller's agent, I am going to represent your interests. Not the buyer's. And often not my own. I have a fiduciary responsibility to protect your
interests, and if you use me, that is what you can expect, and that is what you will get.
The goal is to sell your home for the highest possible price. Confidentiality is an important component of achieving that goal. If a seller, or his agent, has any knowledge about your situation, they will use it to their advantage. For example, if you have any sort of inflexible time frame, it might be tempting to make a lower offer on your home because you "have to sell soon". If you are being relocated and you have a relocation package, that often means you may be receiving a buyout from your company. Relocation buyouts are typically at the low end of the market. Buyers that know you are "relocation" may try to make a lower offer since they only have to do better than the buyout to be attractive to you.
So, as your agent, I reveal nothing to anyone. Not to buyers, other agents, even agents in my own office. Your business is your business, and only your business.
As well as being a real estate agent, I am also a professional appraiser. When you are ready to put your home on the market, I will provide a detailed written pricing plan that will show you how much you can expect to receive for your home, and WHY. Information is power. We will look at your home the same way a buyer will, using the same data on closed sales, homes under contract, and active listings.
When we put your home on the market, it is going up against other homes. Buyers can select from several different options, including ours. The goal? Get them into your home! You cannot make a buyer like your home or make an offer on your home, but neither of those things will ever happen unless we get them INSIDE. Once we have a contract, there are a million details to follow through on, and they must be accomplished on a timely basis. Including verifying buyer deposits, scheduling the home inspection, addressing home inspection issues, verifying financing details leading to the mortgage commitment, addressing issues with the town such as Certicate of Occupancy, closing out open permits, fire inspection, etc., dealing with the appraiser and making sure he or she has all the available market data, meeting contractors or repairmen at your home if you can't be there. Shuttling documents and lawyer requests. Plus many other oddball things that always happen during a home sale. I'll be there to handle it all!
